What causes mould and mildrew in Hale Bank homes and properties?

Mould likes moisture to germinate and if not treated quickly in can spread throughout your propety.

Depending on where the mould and mildrew is located will be the source of the damp. EG: One of the most common areas is windows, aa your windows are the least insulated area in your property, moisture is attracted to the glass and condensates into water droplets, this will become a breading ground for mould if the area is not ventilated frequently and the condensation wiped up each morning.

Are your leaking or blocked gutters causing damp in your Hale Bank home?

Unmaintained gutters can damage your property! If debris has been allowed to build up in your gutters it will slowdown the rain water coming off your roof or stop it if your downpipe has been blocked, causing your gutters to overflow and the water can go 2 ways depending on the tilt of your guttering.

1. It will either leak over onto your facia board (If you have timber facia board this will cause them to start to rot) the water pouring on to your brick work will start to saturate the brick and mortar joints, brick ties and debris in the cavity will transfer the moisture onto the inner brickwork and finaly onto the internal plasterwork causing damp area on the wall where mould spores will settle on and germinate.

2. Similar to #1 when over flowing water comes off the eternal side of the gutters or through a split on a joint it pours and splashes onto the surface below creating the same scenario as point 1 on the ground floor. Also you will have a greater concentration of water in one area of your foundation and your foundation will absorb this moisture and may not fully dry out in summer if its on a north facing wall and will cause a cold spot on your floor attracting mildrew on surfaces in that area, it could crack or splinter the foundation in the freezing winter. In modern houses with a damp proof course the moisture spread will be limited to the foundation which as mentioned is still not ideal. In older houses this will cause rising damp where mould will germinate and mildrew will grow on close by surfaces.
